Jakarta Boutique Hotel

Eighteen rooms in a 1930s colonial villa, where the heritage listing that made the property valuable also made it nearly unusable.

Warm timber joinery lining the approach to the guest rooms, lit from within the shelving
TIMBER / MENTENG
Scope
Full interior, 18 keys, public areas
Area
1,140 sqm
Duration
16 months
Listing
Grade II heritage, facade and structure
01

Problem

  1. 01 Corridors 220mm below egress width
  2. 02 No compliant bathroom in any room
  3. 03 Twelve of eighteen keys without daylight
02

Design Approach

Removing the unprotected 1960s light-well infill restored the 1930s courtyard, released three further keys and gave twelve rooms a window. Original terrazzo and the main stair stay exposed; new work is legibly new — rattan, lime plaster and blackened steel held clear of protected fabric.

Result

A private office off the corridor, walnut joinery and monochrome artwork replacing the old storeroom

“The previous team fought the listing for nine months. Ruang Rasa spent a week asking what it actually protected, and the answer gave us the whole scheme.”
